Many potential buyers are looking online first. So, your home needs to look good and you need great photos and video to get them to book an in-home visit. If you have 2 bedrooms avoid showing one as an office while it’s on the market. This goes for the 2+ bedroom homes as well. Parents with young children are usually not comfortable putting a small child in the basement or themselves even on another floor.
I have a 3 bedroom home and one is used as my office. Yes, I have a spare bedroom set up as a guest room however, it might be a consideration when I sell to show both as bedrooms.
